REAL ESTATE SECTOR

(from 1990 to today)

Real Estate and housebuilding activity have always been one of the main GDF Group businesses, since its inception. Numerous residential properties were built in the decade of the 90s. Since 1999, the gained housebuilding experience enabled the company to undertake activities of acquisition and big properties, intended for healthcare and hotel fields and then directly operated by the group itself.

In 1999 the Cinisello Balsamo property of over 10.000 sq. m designed for socio-sanitary activities was acquired and renovated. In 2002 the Group acquired the area via San Faustino in Milan and subsequently builds a second RSA realizing a building of over 12.000 sq. m. In 2006 the surface rights related to the Villa Torretta property, composed by over 11.000 MQ was acquired. In the following years, the Group has provided for important reconstructions and remarkable maintenance of the properties.

In 2008 the renowned former Pirelli test track area in Lainate was acquired. Due to an important urbanists restructuring (PII) undertaken by the Group, a 120 rooms hotel operated by the group itself with IBIS brand, plus commercial and tertiary premises of over 20.000 sq. m were realized.

In 2011, the Milano Affori FN was acquired by FNM (Ferrovie Nord Milan). Due to a long-term building transformation concluded in 2017, The Group built 12.000 sq. m of residences up to 128 apartments, completed and delivered in 2019, as well as in implementation phase a building of 178 apartments of over 19.00 sq. m with delivery in 2022.

At the same time, in 2020, the Hotel DoubleTree by Hilton Brescia composed of 195 rooms and developed on a total surface of approximately 10.000 sq. m was inaugurated. In 2014, the Group renovates the Brescia hotel property of about 10.000 sq. m adapting it to the new Novotel standards. In 2019, the Group acquired the property. In 2014, it renovated the Ponte di Legno (BS) property turning it into a Hotel. Acquired a property intended for hotel use in Brescia in 2018, and successively became completely renovated to commence a Hotel. Simultaneously, 26 new apartments renovated from a previous residence were built and will be delivered at the end of 2020.

ESTATE

The company business, managed by the GDF SYSTEM Srl company group, has been concentrated in the real estate sector, through the implementation of residential, tertiary and commercial initiatives in Milan, Brescia, and Lainate.

HOTELIER

The company business started with the Grand Hotel Villa Torretta management, continues today with the management of the other five hotels in Milan, Brescia and Ponte di Legno. GDF Hotel Srl is a group company that operates in the management of hotels.

CATERING

In addition to the hotel industry sector, GDF Hotel Srl also manages restaurants – open to public present inside the hotels, with a special focus on the quality and freshness of the product and the service offered to the clientele.

HEALTH AND SOCIAL HEALTH SECTOR

(from 1999 – 2019)

In 1999, Guido Della Frera acquires an important property located in Cinisello Balsamo and due to the building reconstruction, he realizes the Polo Geriatrico Riabilitativo ( Geriatric Hub of rehabilitation), a 195 beds reality operative in the regional socio-sanitary sector targeted for the elderly housebound accredited to the regional socio-sanitary System. He builds a second reality of more than 200 beds in Via San Faustino, Milan, in 2002. A 109 beds RSA (Residenza Sanitaria Assistenziale) for the elderly and a 86 beds rehabilitation rise in Cinisello Balsamo. The RSA features a specialization in the reception of severe dependents, needing continuous assistance. It offers long-term care or temporary shelters in response to a severe event or pre/post-surgical hospitalization, as well as respite care. The Riabilitazione, capable to accommodate 86 people, is addressed to those who need orthopedic or neurologic rehabilitation treatments. There are 2 RSAs for the elderly with 192 beds in Milan. It also presents an Alzheimer’s center.

The “Beati Coniugi Martin” Hospice was launched in 2014. A facility of 12 single beds, dedicated to the hospitalization of patients with terminal diseases, who require palliative treatments and interventions aimed to alleviate physical, psychological, social and spiritual pain.

In the following years, the sanitary sector has developed with the creation of the Lombardy Dialysis Hub, a dialysis center aimed to supply the substitutive physical therapy of renal function. In 2016, the company was sold to a primary group, leader for the direct care of patients on dialysis in Italy. In 2015, the facilities become part of the KOS group, Residenze Anni Azzurriand are entirely operated by PGR, an Onlus social co-operative company chaired by Guido Della Frera, as evidence and continuity of the longtime social commitment. In 2019, the PGR Cooperativa Social hands over the entire healthcare activity to the real estate.

TOURIST AND HOTEL SECTOR

(from 2006 to today)

In 2006, GDF Groups Spa acquires GRAND HOTEL VILLA TORRETTA, the 1600 majestic aristocratic villa, rich in frescoes, art and culture, admirably restored and relaunched over an international standing of elevated hospitality. Located on the new MM5 Metro Line “Lilla”, it has been recognized in the tourism business sector as “the best spaces for meeting and events of Northern Italy” (IMA 2016 award) and “best MICE location” (2016 BEA award). Equipped with meeting halls and auditoriums, it becomes part of franchising of the Hilton world with the Curio Collection brand in 2019. Over the years, the Group has enhanced investments in the tourism-hotel sector by opening new hotels in the Lombardy region.

The GDF HOTEL SRL is established in 2014, a group company that manages Hilton and Accor hotels in franchising.

Grand Hotel Villa Torretta Curio by Hilton, 4 stars L; prestigious aristocratic residence dated back to 1600; surrounded by the greenery of the Northern park of Milano (Parco Nord); disposed of – with 77 rooms, one convention center with 7 meeting halls and on the auditorium of 300 seats. The property with surface rights is owned by the GDF Group until 2062.

Hotel IBIS Milano Fiera – 4 stars The property of ownership was directly built by Gdf Group Spa and inaugurated in 2014. It is situated in Milano Lainate in the vicinity of the Milano Rho exhibition center and disposes of with 120 rooms.

Hilton Garden Inn MilanNorth – 4 stars hotel in Milan, inaugurated in 2015 following the renovation, is disposed of 193 rooms and an 800 sq. m convention center. The property is for leasing.

Novotel Brescia 2 – 4 stars, inaugurated in 2015 due to the transfer of management by the Accor chain; is dispose of with 120 rooms, a convention/conference center with 150 seats, swimming pool, and fitness; In 2019, Gdf Group acquires the real estate ownership.

In 2015, the HOTEL CRISTALLO SRL was established. It operates the eponymous hotel located in Ponte di Legno (Brescia), a comfortable “boutique hotel” with 34 four-star rooms, a restaurant, and a wellness center.

Double Tree by Hilton a Brescia – 4 stars. DoubleTree by Hilton in Brescia – 4 stars. The property of ownership was completely reconstructed by Gdf Group – is disposed of with 137 rooms, meeting halls, convention center of over 150 seats, swimming pool, fitness, inaugurated in January 2020.

RESTAURANT SECTOR
(from 2006 to today)

GDF Group SpA is also active in the hotel-catering segment, with successful experience as a restaurant Il Vico Della Torretta at Grand Hotel Villa Torretta Curio by Hilton, the Garden Grill restaurant at Hilton Garden Inn Milan North, the Gourmet bar at Novotel Brescia 2, The Ibis Kitchen restaurant at Hotel Ibis Milano Fiera and the FortyFive 45 at DoubleTree by Hilton in Brescia.

Since 2009, the Group operates in the Fast Food sector through the BURGER KING brand managed in franchising.

FORMATION

The Guido Della Frera Group SpA has always been sensibly careful and proactive to dialogue with the local community and the Institutions in the belief of being the relational center and driving force for new ideas with efficiency in future ideation spaces. In 2015 the “AtenaImpresa Sociale Srl” a company presided by Guido Della Frera was established. The company nominated the innovative educational proposal of the iconic “Leone DehonInstitute of Monza with the following addresses: classic high school, Human sciences high school, the professional institute for socio-sanitary services and a four-year international high school. SPORT

In 2018, Guido Della Frera renovated and opened the new Tennis Club of Barlassina, built in the 1960s and owned by the Milanese curia/papal court. Due to the transfer of the surface rights for 30 years by the Curia to another group company, it was decided that the area had to be renovated in order to be re-used, just as it was in the past: prestigious fields available to the citizens and all those who wanted to play tennis. This facility offers specific training and leisure activities for all game and all age levels, with the intention to increase interest in the tennis formation.

WELLNESS

Equilibria, an activity opened in the first months of 2020 at the Barlassina Tennis Club, aims to complete the sports offer associated with physical and mental well-being. The activity offers personalized courses, aimed at all ages, to achieve health and wellness goals. The services offered are osteopathy, physiotherapy, Tech therapy, pilates, nutrition, and mental coaching.
